The concept

Mediterranean with a north-eastern accent

Vila Flor comes from the meeting of noble, raw materials and the calm of Mediterranean architecture. White render, generous arches, timber and natural fibres — with the hammock treated as part of the design, not as decoration.

Ten houses sit in two rows, each with its own garden, private pool and no window looking into a neighbour's living room. Privacy by design, not by accident.

Layout 01

Garden Exclusivo — 159 sqm

The ground floor is wrapped by a private garden, and the fire lounge meets the pool through a glass side wall. Two verandas with distinct jobs: the gourmet one, for hosting, and the front one, for doing nothing at all.

Two en-suite bedrooms upstairs, living integrated with the kitchen, a relax veranda and a hammock area. Total area of 159 sqm — 110 sqm on the ground floor with garden, 49 sqm above.

Rooftop — 136.70 sqm

Here the house ends in the sky. Front veranda, gourmet area and pool flow into a single sequence, with cross ventilation running through the ground floor.

The two upstairs suites connect through a hall leading to a 28.70 sqm rooftop reached by an external stair — the place for sunset and for a night under the stars. Ground floor with veranda and pool totals 59 sqm; the upper floor, 49 sqm.

The houses are laid out in two rows separated by a central gravel driveway, with covered parking and continuous landscaping between plots.

The land sits on the same road as Vila Mediterrânea, another development built by Podium in Tibau do Sul — minutes from the centre of Pipa and from the shore.
