The top floor is one large sun deck: 112.60 m² of timber decking, a tiled pool and a hot tub, with the waterline cutting straight across the Pipa horizon.
Heat exchanger, underwater lighting and automation are already installed — the slab was waterproofed and pressure-tested before the deck went down.
On the social floor, a slatted timber ceiling runs the full length of the living room and carries on out to the veranda, stitching interior and landscape together without a break.

Exposed concrete treads cantilevered from the wall, a tensioned cable balustrade and a tall window that climbs alongside: vertical circulation becomes a piece of architecture.
